We offer NO MOVE NO FEE, if for any reason you transaction does not complete during the process you can either get a full refund if work on your file is not started ie. if a solicitor not contacted you within 14 days, or if it’s over 14 days of your instruction we hold your deposit ready for when you are buying or selling next time with the same solicitor.

We offer a FIXED FEE GUARANTEE for standard conveyancing transactions so you can budget your move. Your price will not increase unless your instructions change.
LEGAL FEES AND DISBURSEMENTS
The Conveyancing quote will include the solicitors legal fee for their conveyancing work and will also include the disbursements fees and taxes which the solicitors or conveyancer will have to pay to other organisations as part of the conveyancing process.
CANCELLATIONS
If the instruction was done online and no telephone or email contact had with the caseworker or solicitor then the instruction can be cancelled within 14 calendar days and receive a refund (Less any bank charges / Pay pal / Card transactions charges and or £25 admin charges) of any money paid to your solicitor in respect of fees where no legal work has been carried out. Any money paid for the disbursements, third party costs incurred by the solicitor on your behalf for eg. searches, land registry documents, will not be refunded. If your solicitor commenced work on your file within the 14 days period you can cancel the service and your initial deposit on account will not be refunded but it will be transferred to your next conveyancing transaction with the same solicitor. For eg. when you purchase a different property.
Property Search Packs once ordered can't be cancelled. The search costs are paid to local authority and to third party companies. The property search is specific to the client's property address and any mistakes can't be rectified after ordering the searches.
DURATION OF CONVEYANCING PROCESS
The process of conveyancing can be between 8-12 weeks but the completion can be delayed for various factors. Coneyancers and Solicitors on both sides will carry out administrative, legal and searches required for the conveyancing process. You are required to provide information and sign documents and if you delay sending back those information it can also delay the process. Your solicitor or conveyancer will contact and update you of any delays during the process.

SEARCHES
Different Mortgage providers require certain searches and depending on the mortgage provider and the area in which the property is situated the below searches are carried out.

Water and Drainage Search – the connection to mains water and drainage. The location of public water mains and sewers.

Commons Registration Search – For property that borders common land or agricultural land.

Chancel Repair Search – some owners may be culpable for repairs to local church. This search will reveal if the land upon which the property is built has been registered with parish council with the Land Registry.

Local Authority Search – Local Authority Search reveals relevant planning application, road schemes and the whereabouts of contaminated land. This search is required for mortgage lenders.

Mining Search – this search reveals coal and brine mining occurred historically or in the present day.

Environmental Search – This is commonly used search which will identify risks within 500 meters to the property such as flooding, subsidence, landslides, landfill, waste sites and potentially contaminated sites. This search is required for some mortgage lenders.

STAMP DUTY AND LAND TAX (SDLT)
If you buy a property in the UK over a certain purchase price you have to pay Stamp Duty Land Tax (SDLT). This is charged on purchase of Flats, Houses and other land and buildings.
STAMP DUTY THRESHOLDS
If you buy either a freehold or leashold property and the purchase price is more than £125,000, you pay SDLT of between one and five percent of the whole purchase price. If the purchase price is £125,000 or less you don't pay any SDLT.
